In a significant development for real estate investors and homebuyers in Greater Noida’s Sports City, the Yamuna Expressway Industrial Development Authority (YEIDA) has initiated the process for executing fresh lease deeds for 13 housing projects developed by third-party builders. The move comes after a High Court (HC) ruling that cancelled all previous references to Jaiprakash Associates Limited (JAL) in existing agreements, mandating a reset in legal documentation.
With this step, over 13,000 buyers across Sectors 19 and 25 are expected to receive much-needed clarity and legal standing for their homes.

Fresh Lease Deeds Following High Court Ruling
Following the HC’s decision to nullify all existing references to JAL, YEIDA is now tasked with issuing new lease deeds to sub-lessee developers involved in the 13 Sports City projects. A tripartite agreement will also be executed between YEIDA, homebuyers, and third-party developers to protect the rights of all stakeholders.
The division bench of Justices Manoj Kumar Gupta and Kshitij Shailendra has directed YEIDA to:
- Send individual notices to all sub-lessee developers within 4 weeks
- Complete the fresh documentation process within 12 weeks
“Developers can upload their required documents on the Authority’s portal by June 21 — the same deadline applies to homebuyers,” said Arun Vir Singh, CEO, YEIDA.

Background: JAL’s Allotment Cancelled Over Dues
JAL was allotted the Sports City land in 2008 with the vision of building an international sports, education, and healthcare hub anchored by the Buddh International Circuit. However, after YEIDA cancelled JAL’s land allotment in February 2020 due to unpaid dues, a prolonged legal battle ensued.
Initially, JAL managed to secure a stay order, but eventually, the HC upheld YEIDA’s authority to reclaim the land. As part of the judgment, YEIDA has also been tasked with completing JAL’s 12 partially built housing projects under a staggered deadline framework depending on the stage of completion.
A monitoring committee involving government officials, YEIDA representatives, RERA members, and homebuyer nominees will oversee project completions.
Supreme Court Puts Interim Brake on New Construction Partners
While YEIDA was preparing to onboard a new construction partner for completing JAL’s legacy housing projects, the Supreme Court issued an interim order restraining it from doing so without court approval. The matter is scheduled for its next hearing on July 19, 2025.
